Meadowvale’s growing — with a careful eye on scale

The proposal does not conform to the neighbourhood study, which clearly states no more than 25 storeys.

As your City and Regional Councillor, my commitment is to ensure Meadowvale remains a vibrant, welcoming, and thoughtfully developed neighbourhood. 

Our community is experiencing exciting growth, with major projects on the horizon—most notably, the proposed redevelopment at 5100 Erin Mills Parkway and the much-anticipated opening of the Costco Business Centre on Argentia Road. These developments bring opportunities, but I want to assure you: your voices are central to how we move forward.

5100 Erin Mills Parkway: A Transformative Vision—With Community Input

The proposal for 5100 Erin Mills Parkway, at the northwest corner of Erin Mills Town Centre, is one of the most significant development applications our area has seen in years. The plan, currently under review, envisions a master-planned community with nine residential towers ranging from 20 to 44 storeys, organized around a central park and urban plaza. If approved, this project would add over 3,100 condominium units, new green spaces, and a host of amenities designed to foster community connections and support local businesses.

However, it is important to note that this application was not approved at the last Planning and Development Committee meeting—but the work is not done. I want to thank all the residents who attended the public information session and shared their perspectives. 

In addition, I am excited to announce a special second session coming up—this time with students. I am grateful to the developers and planners for being willing to host another meeting with the people who will most likely be the end users by the time the keys are ready to be handed over. 

I want to ensure we hold space for their voices, making them a key part of this process as we guide the developers toward a project that will make our neighbourhood better—not worse—from a traffic, education, shade, or noise perspective.

My comments at the last committee meeting reflected my concerns: the proposal does not conform to the neighbourhood study, which clearly states no more than 25 storeys, nor does it contemplate Mayor Parrish’s Housing Task Force document, which called for three-bedroom units, purpose-built rentals, and other means of meaningful, thoughtful development. 

In my opinion, this vision failed to align with the city’s broader plan to reimagine our malls as mixed-use hubs that offer more than just shopping—they should become places to live, work, and gather.

I am acutely aware of the concerns many of you have raised—particularly regarding building heights and the project’s scale. Residents have voiced strong opinions about ensuring new developments fit the character of our neighbourhood and do not overwhelm existing infrastructure or alter the community’s feel in an “outrageous” way. 

I have listened closely at public meetings and through your emails and calls. As this application proceeds, I am advocating for a balanced approach: supporting growth and much-needed housing, while pushing for reasonable heights, thoughtful transitions to surrounding homes, and robust public spaces that truly serve our community.

Costco Business Centre on Argentia: Boosting Local Economy and Convenience

On the commercial front, Meadowvale will soon welcome a new Costco Business Centre on Argentia Road. While national news often highlights Costco’s global expansion, this opening is particularly significant for our neighbourhood, promising jobs, increased shopping convenience, and an anchor for further economic activity. The Argentia corridor is already a key employment area, and this addition will further strengthen our local business ecosystem.

Listening, Advocating, and Building Together

As Meadowvale grows, my priority remains clear: development must enhance our community, not detract from it. I will continue to:

    •    Advocate for reasonable building heights and transitions in all new developments.

    •    Ensure public spaces and amenities are central to every project.

    •    Work with city staff, developers, and—most importantly—you, the residents, to ensure every voice is heard.

I encourage everyone to stay engaged—attend public meetings, share your feedback, and help shape the future of Meadowvale. Together, we can welcome positive change while preserving what makes our neighbourhood special.
